Mixergy pilots next-generation home energy system to support safer, compliant social housing

Mixergy is pleased to report that early deployment of its Smart Home Energy Management system (SHEM) with a small group of partners is already demonstrating energy savings of up to 30% and marked improvements in indoor air quality. These early results show strong potential to prevent damp and mould, giving social housing providers a powerful route to meeting new safety standards, including Awaab’s Law. 

As landlords face growing pressure to ensure safe, healthy homes, the challenge has shifted from identifying problems to preventing them. Mixergy’s SHEM platform combines intelligent control of heating, ventilation, and hot water to create connected homes that actively safeguard residents’ wellbeing while reducing energy use and costs. 

Unlike closed systems built around a single technology, Mixergy’s SHEM is fully tech-agnostic. It can integrate with any energy source or appliance, creating a flexible foundation that learns from the home and adapts to how people live, making it a scalable and practical solution to make healthier homes and buildings.

SHEM gives housing providers a live view of property performance through a secure cloud dashboard. From energy efficiency and renewable generation to ventilation health and maintenance records, the system offers a complete compliance picture across every home. 

Automated alerts and condition-based reporting help housing teams evidence compliance under Awaab’s Law, enabling faster response to damp and mould risks, while reducing the need for manual inspections. 

This transparency builds confidence for landlords and regulators alike, improving safety outcomes and cutting administrative burden.

SHEM continually learns how to balance heating, ventilation, and energy use. It adapts in real time to keep homes comfortable and efficient while maintaining healthy indoor conditions. In early testing, homes using SHEM have achieved energy reductions of around 30% and average annual savings of £200. 

By controlling ventilation intelligently, SHEM helps to prevent condensation and mould, protecting the building fabric and supporting resident wellbeing.

Each SHEM home connects to a secure cloud dashboard that gives landlords a complete view of compliance and performance. Energy use, renewable generation, safety checks, and maintenance records are all visible in one place.

Partnership with St Basils 

SHEM is currently in its early phases with a live deployment under way in partnership with St Basils, a housing charity supporting young people at risk of homelessness. Commenced in February 2025, the phase focuses on how intelligent air management, adaptive hot water storage, and data-led compliance can create homes that are efficient, affordable, and healthy.
